Hoarder house cleaning is different from any other junk removal job in one specific way: the volume. Years or decades of accumulated items fill every room, every hallway, sometimes every walkable path in the home. The work is physical, systematic, and requires a crew that can stay focused and professional regardless of what they encounter. We have done this many times across Grapevine and the DFW area. Here is what the process actually looks like.

Before anything starts: the walk-through

We walk the property with whoever is coordinating the cleanout before a single item is moved. The purpose of the walk-through is to identify anything that needs to be kept or handled separately. Financial documents, medications, personal identification, items with clear sentimental value, anything the family has flagged. We mark those and set them aside before the crew starts loading.

This step is non-negotiable for us. In a hoarding situation, important items are often mixed with everything else. The walk-through protects what matters.

How the crew works through the home

We work room by room, starting from the exits inward. Every item in the room goes one of three directions: a designated keep area, donation, or the truck. We do not slow the crew down by second-guessing items that were not flagged in the walk-through. The goal is efficient, systematic clearing.

We do not comment on the state of the home. We do not photograph anything inside. We show up, work, and leave the space cleared. That is the entire interaction.

What happens with items during the cleanout

Usable furniture, household goods, and clothing in reasonable condition go to local DFW donation centers. Everything else goes to appropriate disposal. In a severe hoarding situation, much of what accumulates over decades is past the point of donation or reuse. We handle all disposal responsibly.

How long it takes

A single room with extreme accumulation takes 2 to 4 hours. A full house typically takes one to two full days with a crew. Very large homes or situations with multiple decades of accumulation may require additional time. We give you an honest estimate on the phone based on what you describe and adjust as the job progresses if conditions are different from what we expected.

What hoarder house cleaning costs in DFW

Pricing is by volume and truck runs. A single room runs $200 to $400. A full house hoarding cleanout runs $600 to $1,500 or more depending on the size of the home, years of accumulation, and how many truck runs are needed. We price on the phone based on your description and confirm at the walk-through. The price we give you before we start is the price you pay.

For families coordinating from outside DFW

We regularly work with adult children or family members who are coordinating a hoarding cleanout remotely for an elderly parent or relative. We can communicate by phone, work with a local family member or key holder for access, and provide itemized receipts and documentation of the job. Call and describe the situation. We have handled this type of coordination many times.
