In the DFW real estate market, listing photos matter more than almost anything else. A cluttered home photographs poorly, gets fewer showings, and sells for less. Clearing the house before listing, or before turning it over to a new buyer, is one of the highest-return things you can do as a seller. Here's how to handle it efficiently.
Set a hard deadline and work backward from it
The DFW market moves fast. If your listing date is three weeks out, you need the house photographed two weeks out, which means it should be clear and staged two and a half weeks out. Work backward from the photo date, not the listing date. Most sellers give themselves too little time at the clearout stage and rush the cleanup.
What buyers and agents actually need to see
Your listing agent can advise on staging, but from a clearout standpoint, buyers need to be able to see the space, not your furniture, not your boxes, not your kids' sporting equipment in the garage. Empty or minimally furnished rooms photograph larger. Clear countertops, empty closets, and an open garage make a house look move-in ready even before the staging furniture arrives.
Don't leave "just a few boxes" in the garage or "some stuff in the attic." Buyers notice, and inspectors open every door.
What to do with the contents
Keep and move. Everything going with you to the new house. Get it in a POD or a storage unit early. Don't leave it on-site if you can avoid it.
Sell. The DFW real estate market means a lot of competing home sellers are also moving out at the same time, estate sales and Facebook Marketplace listings are more competitive. Price to move, not to maximize. A sofa that sells for $200 this week beats one sitting in your driveway the week of your open house.
Donate. Habitat for Humanity ReStores in Fort Worth and Arlington accept furniture and building materials. Salvation Army pickups can take furniture. Schedule early, they book out.
Haul. Everything that doesn't fit the first three categories. This is where a junk crew is fastest and most practical.
The garage and attic are where deals fall apart
Buyers forgive a lot in the main living areas. They forgive almost nothing in the garage and attic. A packed garage signals deferred maintenance and storage problems. An attic with decades of boxes signals the same. Clear both completely before photos. Buyers who see empty, accessible spaces assume the house has been well cared for.
Working with a junk crew before a listing
We do a lot of pre-listing cleanouts for DFW homeowners and their agents. The typical job: remove all remaining furniture and belongings the sellers aren't taking, haul debris from the garage and attic, remove any appliances not staying with the house, and leave the property broom-clean. Most pre-listing cleanouts are single-day jobs. We give the price on the phone and can usually schedule within 48 hours.

After the sale closes
Sellers who leave items behind after closing, even with the best intentions, create problems. Texas real estate contracts are specific about what conveys with the property.
