Texas law on abandoned tenant property

Texas Property Code Section 92.014 covers what landlords can do with property left behind after a tenant vacates. The short version: you must store the property for a reasonable time, make a reasonable effort to notify the former tenant, and follow specific procedures before disposing of items. The law distinguishes between property abandoned when the tenant leaves without notice versus property left after proper eviction proceedings.

This is important: don't haul a tenant's belongings the day they leave without confirming the legal process is complete and documented. Once items are hauled, they're gone, and that creates liability if the process wasn't followed correctly.
