What landlords and buyers actually require
Renters: your lease almost certainly requires the property to be returned in the same condition it was given to you, less normal wear and tear. "I left a couch" is not a cleaning fee, it's a deduction from your deposit plus potentially a charge for removal costs. Leave nothing behind that you didn't move in with.
Sellers: if items aren't listed in the purchase contract as conveying with the property, they need to be out before closing. Any items left after closing day belong to the buyer and they can charge for removal.
